The Programs

Capital Funding Group, Inc. provides comprehensive financing solutions for Healthcare Facilities nationwide.

These solutions are provided through various types of HUD/FHA Multifamily Housing and individual Bridge Loans.

HUD/FHA Multifamily Housing Program

HUD/FHA insurance programs are designed to stimulate the construction, rehabilitation and preservation of properties by insuring lenders against loss in financing first mortgages. HUD/FHA does not make loans, but rather enables qualified borrowers to obtain long-term, fixed rate, non-recourse financing through qualified multifamily lenders. For Healthcare Facilities, the programs accessed fall under Section 232/223(f). The programs available include:

New Construction - Construction and permanent financing are provided under one loan.

Acquisitions - The mortgage amount is limited to the lesser of 85% of the acquisition cost or the appraised value.

Refinancing - The mortgage amount may include up to 100% of the outstanding debt on the property, plus expenses associated with the refinancing.

Substantial Rehabilitation - Projects qualify for this category when either two or more major building systems must be replaced, or when the cost of the repairs, replacements and improvements exceeds 15% of the property's value after completion.

Refinancing of Existing FHA-Insured Loans - This program, 223(a)(7), provides for the refinancing of an existing FHA-Insured mortgage currently in HUD's portfolio.

Multi-Facility Transactions - Capital Funding Group is uniquely qualified to analyze, process and close multi-facility transactions. The Company has completed the only large portfolio transaction approved by HUD Central in Washington, D.C. This completed transaction, for Life Care Centers of America, involved 76 properties, over $490 million in financing dollars and was processed in 14 different HUD offices.

In addition to HUD/FHA loans, Capital Funding Group offers a Bridge Loan program as a means of a timely alternative with an eventual HUD take-out.
